Our Building Surveying team is led by Chartered Building Surveyor and Fellow of the Royal Institution of Chartered Surveyors, Professor John Edwards and in addition to damp surveys, we can undertake complete building surveys either as an addition to a damp survey, which could be cost-effective or separately. Our expertise is based on conducting condition surveys on many types of buildings and structures including Commercial office and industrial, retail, residential and a range of historic buildings which includes castles, churches, cathedrals, theatres, mansions, apartments, houses, public buildings, museums, monuments and memorials, We undertake surveys to best-practice standards in accordance with BS 7913: 2013 and this can range from basic inspections to in depth analysis.
Pre-Acquisition Surveys
Surveys that will focus on condition as well as other issues in accordance with a clients requirements. We can quickly mobilise our team to ensure that property transactions are not delayed.
Our Pre Acquisition Surveys are carried out in accordance with the RICS Home Survey Standard Level 3. The Home Survey Standard can be. Note that where this Standard refers to searches, we require vendors solicitors to acquire searches and we will comment upon these where it is appropriate to do so. We will also undertake surveys to this standard for reasons other than pre acquisition where that is a requirement. Due to excessive demand for these services, this service is now provided by our affiliates. These are individuals who are qualified and experienced ‘Chartered Building Surveyors’ (FRICS/MRICS) who have their own professional indemnity insurance.

Periodic Condition Surveys
We have the expertise to really understand problems and defects, without recourse to specialist contractors to deal with damp, rot, masonry and other issues. We will look for the cause of problems not just the symptoms. Reports will detail current condition and likely future condition along with recommendations on priorities which can be organised into a costed programme should that be required by the client.
Vendor Surveys
We can undertake vendor surveys and provide a report for vendors to show perspective buyers. A vendor survey will focus on condition as well as other issues. A vendor survey can considerably speed up property transactions. In such situations, we can quickly mobilise our team to ensure that property transactions are not delayed.
Quinquennial and Quadrennial surveys
Quinquennial and Quadrennial surveys in a format that meets the client’s requirements or BS 7913: 2013. This can include condition and other issues. As property professionals with expertise in managing property we understand how property condition data is essential in professional property management. Our expertise is based on undertaking these for a number of clients including the National Trust. Our Director Professor John Edwards also developed the methodology adopted by the Welsh Government for the quinquennial surveys of historic property in state care. John also co-authored the European Standard for the survey of historic and traditional buildings.
Sustainability and Energy Efficiency
We can undertake surveys that advise on condition and methods of construction including the materials from which buildings are constructed to help determines sustainable energy efficiency works and measures. We are also experts in the surveying of buildings which have been retrofitted and are familiar with the problems that can result from retrofit. Our Director Professor John Edwards co-authored CIOB/Carbon Action 2050 advice on energy efficiency retrofit and refurbishment.
John is also the author of the IHBC (Institute for Historic Building Conservation) retrofit guidance, a member of the BSI Retrofit Standards Task Group, and was a member of the steering groups producing BSI’s PAS2030 and PAS2035 for the retrofitting of UK dwellings and PAS 2038 for retrofitting UK non-domestic buildings.
Specialist Investigations
We can undertake a range of specialist surveys as well as specialist investigations. They can be instigated following a Condition Survey or Quinquennial/ Quadrennial survey. Examples include: Damp, masonry, interiors and many more.
Cavity Wall Inspections and Analysis
Our specialist equipment and expertise enables us to provide expert analysis of cavity walls. This includes working out any source of dampness and whether obstructions exist in cavities. We can also analyse and inspect cavities which have been filled with insulation and provide illustrated reports on the problems and also possible solutions. This service is led by Chartered Building Surveyor John Edwards. John’s experience of analysing problems with cavity walls commenced in 1981 and includes appraising buildings with wall tie corrosion, those with buildings which have had ‘tie-form’ installed, problems with buildings which have partially filled cavities and also timber framed buildings. John has also had experience of developing and managing cavity wall tie replacement projects involving hundreds of buildings.
